This newly restored 18th century farmhouse in Umbria, which extends over three levels, offers a perfect symbiosis of historical authenticity and modern comfort. The careful restoration has made it possible to preserve many characteristic features such as old beams and terracotta tiles, which have been harmoniously combined with modern materials and designer furniture. A highlight is the tasteful furnishings, which include a mixture of 20th century furniture and contemporary design pieces from renowned brands such as Hay, Magis, Kartell and Alessi.

The highlight of this property is the private infinity pool, which measures a breathtaking 14 x 5.5 metres and is surrounded by a 300 m² solarium. Here you can relax on one of the six sun loungers or seek shade under one of the three parasols. The pool area, which is separated from the surrounding areas by a fence and is therefore completely screened from view, guarantees maximum privacy for undisturbed relaxation.

The holiday home is equipped with all amenities, including Wi-Fi, bed linen and bath towels. An antique stone sink, a handmade iron barbecue and outdoor tables and chairs are available for outdoor culinary delights.

Surrounded by a spacious lawn and secured with an electric gate, the property offers both security and idyllic tranquillity. Although it adjoins a neighbour's house, a fence provides a clear boundary between the two areas; the pool area is completely screened from view and ensures maximum privacy.

The holiday home is located near the charming village of San Leo Bastia, which is within walking distance and has a pizzeria with bar and a grocery shop. The proximity to Tuscany also opens up numerous opportunities for excursions to some of the most beautiful regions of central Italy.

Ground floor (approx. 80 m2): here is a large living area with a large table and 8 seats.
The kitchen is equipped with a free-standing refrigerator, dishwasher, stove, oven and washing machine.
The coffee machines are the classics, Moka Bialetti, in different sizes.

Also on the ground floor is a double room of approx. 30 sqm.
We also have a bathroom with a shower and a laundry room with a washer, dryer and a Foppapedretti drying rack.

This floor is pleasantly cool even in summer, there is no air conditioning.

1st floor (approx. 85 m2): here is a living area with a fireplace, approx. 30 m2, a round table with 4 seats and
two arm chairs.

We then have a large master bedroom (with TV), 31 m2 in size, with an adjoining, walk-in closet and bathroom with shower.
On the same floor there is also a single room of 9 m2.

On the 2nd floor (approx. 74 m2) we have a small kitchenette, 9 m2, with a free-standing refrigerator, dishwasher, stove and oven.

We also have a large living room with a round table with 4 seats, a couple of armchairs and a single bed.
On the same floor there is a bedroom with a double bed (approx. 32 m2) and a TV.
The room has a bathtub and exposed sink, and there is a toilet next to the room with a door separating the two areas.

On the first and second floors we have air conditioning and a small wall safe for each floor.

Damage deposit: 1.000 Euro (by credit card)

Final cleaning: 200 Euro (to be paid together with the 2nd payment)
