accurate and made in good faith. However we decline all responsibility for any modifications made by the owners without our knowledge. If a maid is booked in advance her service cannot be cancelled locally without payment. Linen is normally changed once per week. not all houses have cots and few have more than one.
The final cleaning of 300 Euro (main villa) or 450 Euro (main villa + 2 annexes) hast to be paid by the tenant together with the rental in advance.

12. PEOPLE WITH HEALTH ISSUES
People with disabilities or health issues should verify with us the suitability of the property that they are considering. our properties are in the countryside, and bugs, spiders, wasps and domestic animals are
common in rural settings.
Please take note of this in case someone in your group has serious allergies.
13. SWIMMING POOLS and GENERAL INDEMNITY
Swimming pools are not open all year. If your rental period is outside the period May 30th to October 3rd, please check with us that the pool can be opened. Swimming pools are not enclosed with fences and there are no lifeguards. Clients’ use of the swimming pool is at their own risk.
A child can only use the pool area if supervised by an adult. A child using the pool area without supervision by an adult would constitute negligence. You will assume any and all liability for any harm or injury, which may occur to the members of your group or any guests if such harm or injury occurs in or around the pool area is caused by or arises, directly or indirectly, out of the negligent use of, or acts or omissions in and around, the pool area by any member of your group or any guests.
We do not accept liability for any loss, damage or additional expenses incurred by you or any member of your group in connection with the holiday, whatever the cause We are not liable for any injury, death, loss, inconvenience or damage to personal belongings of members of your group or guests during your stay.
14. WATER AND ELECTRICITY
Please note that most of the properties that we offer are not the typical purpose-built Mediterranean holiday villas. Most are converted farmhouses or former manor houses, full of character and history. Water shortages do occur; please use it sparingly during the summer months. At the same time, Italy is probably one of the few countries in the world where the government has introduced a system of electricity limitators to contain the national consumption. This means you must be careful when using more than one appliance at once because the limitator will shut the electricity off.
15. INTERNET CONNECTION
Unfortunately Internet is still not a standard in Italy, specially in the countryside. We're doing our best to offer you this service, but in these villas, where an Internet connection is available, please consider that sometimes it is very slow. Frequently only EDGE or 3G is available what only permits to receive the emails. From our experience, when a connection is interrupted due to technical reasons beyond our
control, it is unfortunately very difficult, despite our efforts, to receive immediate assistance from some of the internet providers operating in Italy. We therefore strongly suggest that those who need to access their emails should bring their own BlackBerry, or a similar portable device. Please note that in any case we cannot accept responsibility for lack of these services (see also item 10).
16. VALUABLES
Valuables left at the property are at the clients risk. neither Casa In Italia nor the owners (nor their staff) are responsible for their loss.
17. RESPONSABILITY
We do not accept liability for any loss, damage or additional expenses incurred by you or any member of your group in connection with the holiday, whatever the cause We are not liable for any injury, death, loss,
inconvenience or ! damage to personal belongings of members of your group or guests during your stay.
You are responsible for any damages any person or guests could cause during your stay.
18. LOCAL TOURIST TAX
A local tourist tax (tassa di soggiorno) has been introduced across year recently. The amount, set on a number of nights, varies from the season (1 - 1,5 Euro per adult per day) and is to be paid directly by tourists on the arrival at the property.
19. MISCELLANEOUS
Any booking obtained under false pretence will be subject to forfeiture any deposit and rental money, and the group will not be permitted to check in.
Both parties can cancel without liability in case of a local strike, lockout, comprehensive supply limitations, long break down in the electricity grid, lightning or other natural conditions, fire damage, terrorist attacks, war or similar circumstances that either makes it impossible to stay at the property or gravely reduces the value of the stay.
20. LAW-JURISDICTION
In the event of any dispute concerning the terms and conditions of this contract, the court of law of Amsterdam will have jurisdiction and Dutch Law will be applied.
