1. Booking process
How do I book a holiday home in Italy with Casa in Italia?
If you are interested in a holiday home and would like to book it, please follow the steps on the home's website. Select your period in the calendar and click on ‘BOOK’. After you have entered your personal details and accepted the terms and conditions, you will receive a booking confirmation by email.
You now have a few days to make the payment.
If you would like to reserve a holiday home provisionally for a few days, this is no problem by selecting the option ‘No online payment - reservation without commitment’ in the ‘Method of payment’ during the booking process.
You are also welcome to contact us by phone or email and we will take care of these steps for you and you will simply receive the booking confirmation by email.
2. payments and prices
The text is already very well formulated and clearly understandable, but a few small adjustments could make it appear even more fluid and professional:
a. Payments:
- First payment: 30% of the total amount is due 3 days after booking.
- Second payment: The remaining 70% is due 8 weeks before arrival.
Payments can be made by bank transfer, Visa, Mastercard or, on request, by AMEX, either in Euro or CHF.
b. Prices and additional costs:
- The prices for the selected period are indicated on the details page of the respective holiday home.
- Additional costs, such as final cleaning or electricity, are also listed there. In some cases, these costs are paid on site or together with the advance payment.
c. Tourist tax:
- A tourist tax has been levied in Italy since this year. Depending on the municipality, this amounts to between 1 and 4.5 euros per adult for the first 3 to 7 days. Children are exempt from this tax.
d. Heating:
- If you are planning to book in spring, autumn or winter, please note that in most cases heating costs must be paid separately. You will find detailed information on this on the details page of the holiday home.
e. Deposit:
- A security deposit is used to cover any damage or loss that may occur during your stay. If anything is broken, please inform the owner or property manager.
- In some holiday homes, the deposit must be paid in cash (Euro or CHF) on site and will be refunded on departure if everything is in order.
- In other cases, the deposit can be paid in advance by credit card and refunded after departure.

How much does a holiday home in Italy cost in summer?
Prices vary by region, location and amenities. During summer, villas with private pools usually range between 2,500 and 7,000 euros per week. Larger or premium properties may be higher. Each property page shows exact seasonal prices.
When is the best time to book a villa in Italy?
For popular summer dates (July and August), booking 6 to 10 months in advance is recommended. Easter, Pentecost and autumn holidays also sell out early. Early booking guarantees the best selection.
3. cancellation conditions
What are the cancellation policies for holiday homes in Italy?
Please check the cancellation conditions in the general terms and conditions of the respective holiday home. In principle, however, the following cancellation costs apply:
- 8 weeks or more before arrival: 30% of the total price
- Between 8 and 6 weeks before arrival: 50% of the total price
- Between 6 weeks and the day of arrival: 100% of the total price
We recommend that you take out travel cancellation insurance at the time of booking.
Are flexible cancellations available?
Flexible cancellation is not common for privately owned villas in Italy. Please check the specific terms on each villa page or contact us, as rules vary from owner to owner.

5. number of persons and maximum occupancy
The occupancy must not exceed the specified number of persons. Children also count as adults. Only 1 baby (under 2 years) can be accepted in addition to the maximum number of persons.
6. rental period
How are the rental periods for holiday homes in Italy structured?
We normally rent our holiday homes from Saturday to Saturday, with a minimum rental period of one week.
However, in the low season (typically in March, April, May, June, September and October) we can make exceptions for some holiday homes. It is also possible to book certain holiday homes for an extended weekend of 4 days. Please do not hesitate to contact us with your enquiry and we will check whether a flexible booking is possible.
Are shorter stays possible outside high season?
Yes. Outside the main season (March–June and September–October), some villas accept shorter stays, such as long weekends of 3-4 nights. Contact us and we will check availability.
7. check-in/check-out
What are the check-in and check-out times?
Check-in at the holiday homes is normally between 4pm and 7pm. For arrivals after 7pm, we ask for prior arrangement and charges may apply.
Check-out is usually before 10am on Saturday.
If you have special requests regarding arrival or departure times, please contact us in good time to make individual arrangements.
How are the keys handed over?
In most holiday homes, the property manager or owner will receive you directly on site. You will receive the contact details a few weeks before your arrival and can contact him or her a few days in advance to arrange details. On the day of arrival, you will also be assisted with orientation and arrival at the holiday home.
A few holiday homes have a key box. In these cases, you will receive all the necessary information in advance and the property manager or owner will be available by telephone to answer any questions you may have.
What happens if I arrive late?
No problem: we (almost) always find a solution! In consultation with the property manager or owner, you can find a flexible solution so that your arrival runs smoothly, even if you arrive late.
8 House rules
The person booking the holiday home is responsible for ensuring that their party behaves in a respectful and considerate manner during their stay. In the event of behaviour that does not meet normal civilised standards, the property manager or owner reserves the right to ask the customer and their party to leave the holiday home.
Parties are generally not allowed and we ask our guests to respect the usual quiet hours in Italy (10pm to 7am). For special occasions such as parties, weddings or other events, express written authorisation from Casa In Italia is required.
Smoking is generally not permitted in the house, as we assume that this is a natural standard that all our guests respect. However, we are happy for you to smoke in the outdoor areas, such as the garden or terrace, and ask you to use these retreats.
9. pets
Are pets allowed in holiday homes in Italy?
Pets are not allowed in all holiday homes. In holiday homes where pets are allowed (see search mask and characteristics), normally only 1 pet is allowed at a time. If you wish to bring more than 1 pet, please always contact us before booking.
10. electric cars
Are there electric vehicle charging points at the villas?
Unfortunately, there are still very few charging stations in Italy. We are therefore trying to equip more and more holiday homes with their own charging stations. Please note that charging electric and hybrid cars in the holiday homes at normal sockets is not permitted for safety reasons. We will be happy to help you find a charging station nearby.
11 Cleaning and maintenance
How is cleaning handled during my stay?
On your arrival, the accommodation will be handed over to you clean and tidy by the property manager. At the end of your stay, we ask you to leave the accommodation in a tidy condition, in particular to leave the kitchen tidy and clean. If this is not the case, we reserve the right to deduct additional cleaning work from the deposit.
The final cleaning is always carried out by the owner (included in some holiday homes, in others separately and obligatory to pay - see additional costs in the details page and booking confirmation)
In some holiday homes, additional cleaning is included or available for an extra charge. Please contact us in good time if you require this.
Waste: Please note that waste separation is also mandatory in Italy. We ask you to do this according to the instructions.
We ask you to treat the accommodation with care. You as the tenant are responsible for any damage that occurs during your stay. It is very important to us that all guests enjoy their stay in a relaxed and pleasant atmosphere. However, if there are repeated instances of disruptive behaviour, the property manager reserves the right to take appropriate action.
How often are bed linen and towels changed? The holiday homes are equipped with bed linen, towels and pool towels; they are changed on Saturdays for stays of more than one week.

Whom can I contact in case of an emergency?
Emergency contact: You can contact the person in charge, be it property manager or owner, whose phone number you will have, at any time in case of emergency.

What attractions are there in the neighbourhood?
Please check the details page of the holiday home or contact us; we will be happy to give you more information about places of interest, special restaurants that we recommend or experiences that we can organise for you.
Do I need a car renting a villa in Italy?
In most cases yes; it is highly recommended as the holiday homes are mostly located in the countryside and public transport such as buses are very limited in Italy.
Are there grocery shops or restaurants near the holiday homes in Italy?
On the information page of each holiday home you will find information on the distance to grocery shops or restaurants. Please note that most holiday homes are located in the countryside and there are not necessarily shops within walking distance.
14. pool
When are the swimming pools open in Italian holiday homes?
Depending on the holiday home, the swimming pools are open from mid-May to mid-October, but at least from 30 May to 3 October.
More and more holiday homes also have a heated pool, either with solar panels or with a heat pump; it can then be used from Easter to the beginning of November. If you book a holiday home outside this period, please enquire.
15. Special requests and services
Can I arrange additional services (e.g. private chef, food delivery)? - Explain whether additional services can be booked and whether pre-booking is required.
Do you offer babysitting services? - Indicate whether childcare facilities are available or local services can be recommended.
16. accessibility
Are there barrier-free or accessible holiday homes in Italy?
Unfortunately, most holiday homes in the Italian countryside are not barrier-free and wheelchair accessible, as they are old, restored buildings with many stairs, steps and sometimes narrow doors. Please ask us which holiday homes are suitable for you before booking.
For small children there is usually a baby cot and a high chair (please always confirm with us in advance)
17. INTERNET
How reliable is the internet connection - WIFI in holiday homes in Italy?
All our holiday homes have an internet connection. Unfortunately, the data speed and quality is not always very high in rural areas. If there is a fault or interruption in the connection, experience has shown that it is not easy to get technical support from the providers. Please note that we will do our best to rectify any problems, but cannot accept any responsibility for them and must reject any complaints.
18. Insurance and liability
We recommend that all guests take out travel insurance. Travel insurance protects you against unforeseen events, such as cancellation due to illness, flight delays or even accidents during your holiday. It also makes sense to have liability insurance to cover you in the event of damage caused by you or your fellow travellers. Each guest is liable for their own damages and it is your responsibility to have appropriate insurance cover.
Please note that cancellations, accidents and other unforeseen events should be covered by your own travel insurance. We advise you to take out both travel cancellation insurance and liability insurance to cover any risks.
19. access routes
What are the access roads like to remote villas in Italy?
Most of our holiday homes are idyllically situated in the countryside and are often only accessible via unpaved gravel roads. We therefore recommend that guests travelling with lowered vehicles or cars with low ground clearance check with us in advance whether the road is suitable for their vehicle. We also advise against travelling with minibuses or vans, as these vehicles may have difficulties on such roads. If you are travelling with a larger vehicle, please contact us in advance to ensure that access is possible without any problems.
