Oltre la Siepe (Beyond the Hedge) is the name of this unique villa, aptly describing its charm: wherever you look, a distinctive hilly landscape with vineyards stretches as far as the eye can see. The villa is situated in the Langhe hills and offers a stunning balcony with panoramic views of the landscape and the old Borgo of Neive, which is 3 km away.

Originally an old ciabot (a rural building typical of the Piedmont vineyards), it was completely renovated in 2019 in a contemporary style and is now equipped with the latest technology and refined furnishings. The double-height living area, with its impressive visual impact, includes a large dining area and a modern kitchen with an island, a fireplace, and a piano. Outside, the garden and swimming pool provide a serene escape.

The villa features three double bedrooms on the first floor, as well as an independent studio apartment in the basement with views of the pool. The beautiful swimming pool enjoys all-day sun and is bordered by a high cypress hedge, offering complete privacy while maintaining a unique view.

Access to the garden is available from both the lower floor, through numerous French windows from the dining area and the independent studio apartment, and from the balcony on the ground floor via a wisteria-covered iron staircase. The 400 m² garden includes low plants such as hydrangeas and is divided into three terraces, creating small quiet corners, while tall trees border the southwest part of the garden.

The infinity pool is a highlight of the villa, separated from the basement rooms (the dining room/kitchen and the independent studio apartment) by a long portico. It borders the garden on three sides, is rectangular, and measures 11 x 4.5 m with a varying depth of 1.2 to 2 m. Access to the water is via four Roman steps. The pool is illuminated until midnight and features chlorine cleaning. Around the pool is the solarium area, equipped with sun loungers, deck chairs, and a parasol. The warm-water shower room also serves as a changing room and is located indoors. In front of the dining room/kitchen, there is a large dining table with a parasol.

Neive, a charming town chosen as one of the most beautiful Borghi in Italy, is part of the UNESCO World Heritage Site "Vineyard Landscape of Piedmont: Langhe-Roero and Monferrato" and is located on the "Romantic Road of Langhe and Roero." From here, numerous hiking and biking trails start, covering many kilometers. There are countless wineries producing Barbaresco, Dolcetto, Moscato, and Barbera wines, which can be tasted in many picturesque wine bars and wineries. Visitors drawn by great wines, truffles, famous recipes, and unforgettable flavors will also be enchanted by this rural landscape of recognized cultural value.

Upon entering the front door, you'll step into a grand double-height area that encompasses the ground floor and the lower floor. The house is spread across three levels. To the right, the sitting area with a fireplace offers direct access to the covered portico, balcony, and uncovered terrace. To the left is the guest bathroom and foot access to the garage. A beautiful illuminated wooden staircase leads down to the lower floor, housing the expansive dining/kitchen area with a fireplace, laundry room, and another guest bathroom. Multiple French windows provide direct access to the outdoor areas, the pool, the garden, and the independent studio flat. The studio flat features a compact open kitchen with a peninsula, a living area with a double sofa bed (with a regular mattress), a vestibule, and a bathroom with a shower.
From the main entrance, the staircase ascends to the upper floor, adorned with bleached exposed-beam ceilings. Here, you'll find three double bedrooms, each offering unparalleled views, ensuite bathrooms, TV, and a minibar. To the left of the staircase, a short corridor leads to the master bedroom, named "Aria," which boasts a balcony, a safe, and an ensuite bathroom with a shower. To the right, another corridor leads to the double bedroom "Acqua," with an ensuite bathroom featuring a shower, and further along is the double bedroom "Terra," which also includes a balcony and an ensuite bathroom with a tub/shower.
