Exclusive Seafront Villa near Castiglioncello

Ideal for: Families and friends looking for a seafront villa in Tuscany with beautiful sea views. Perfect for guests who want to spend their holiday right by the coast and enjoy views of the sea every day.

Roc Villa enjoys an exceptional location directly on the Tuscan coast near Castiglioncello. Set above the crystal-clear sea, this exclusive villa combines spectacular sea views, privacy and direct access to the water with refined contemporary Mediterranean living.

The property is situated in the peaceful Le Forbici area, only around two kilometres from the centre of Castiglioncello. Restaurants, cafés, shops and the elegant seaside atmosphere of the town are within easy reach, while the villa itself offers a wonderfully private and secluded setting.

One of the most remarkable features of Roc Villa is its two private accesses to the sea. A private path leads down towards a small sandy beach, while a second access reaches the rocks and a sheltered bay with clear water. Guests can therefore reach the sea within just a few steps from the house – a rare luxury for a holiday villa on the Tuscan coast.

Panoramic Terraces and Mediterranean Garden

The villa is surrounded by extensive private grounds with Mediterranean vegetation and several peaceful areas from which to enjoy the coastal scenery.

Multiple panoramic terraces and a sun deck offer ideal places for reading, sunbathing or enjoying an aperitif at sunset. A large outdoor dining table with space for up to ten guests creates the perfect setting for long summer dinners overlooking the sea.

The setting is particularly beautiful in the evening, when the coastline of Castiglioncello and the Tyrrhenian Sea are bathed in warm sunset light.

Castiglioncello and the Tuscan Coast

Castiglioncello is one of Tuscany’s most established seaside resorts, known for its rocky coastline, small bays, pine forests and exceptionally clear water. Roc Villa lies just outside the centre, offering an ideal balance between privacy and easy access to restaurants, bars and local amenities.

The surrounding area also offers plenty of opportunities for day trips and activities. Guests can explore the coastline by boat, visit local wineries, cycle through the Tuscan countryside or discover some of the region’s historic towns.

Roc Villa is therefore an exceptional holiday villa by the sea in Tuscany for guests looking for privacy, contemporary design and direct access to the Mediterranean.

Roc Villa has been extensively renovated with a strong focus on sustainable architecture and natural materials. Lime plaster, wood, linen and travertine create bright, elegant interiors with a relaxed Mediterranean character.

At the heart of the villa is the open-plan living area with comfortable seating, a dining space and a modern travertine kitchen with breakfast bar. Large openings towards the terraces create a seamless connection between indoor and outdoor living while framing beautiful views of the sea.

The villa offers four double bedrooms and four bathrooms, three of which are en suite. High-quality beds and custom-made mattresses provide excellent sleeping comfort. The house accommodates up to eight guests.
